Observational Research Services

We define observational research as any research that can be carried out without asking questions and which consists of recording factual information. Observational research can be used in a large number of different ways. For example we can collect observations of:

  • Observational ResearchFootfall of shoppers entering, or window-shopping without entering, stores at particular times of day or year.

  • Consumers’ eye movements at a display to determine what attracts their attention.

  • On shelf availability of products and their price.

  • Location and amount of space devoted to specific types of display.

  • Compliance with guidelines for promotional displays in-store.

  • Volume of vehicular traffic to create models for areas of congestion.

  • Drivers’ behaviour when sitting in traffic.

  • Drivers’ conformity with the Highway Code.

  • Behaviour of customers in bars towards unattended items.

  • Estate agents’ ‘For Sale’ and ‘Sold’ boards to determine agent share and speed of sale.

  • Differences in the provision of council services e.g. street lamps/ adequate paving/maintenance of verges..

Compared with other methods, observational research offers the major advantage that the information is objective and does not depend on respondent co-operation and memory. It removes from consideration, therefore, all the usual concerns about the effect the research process itself has on the information obtained.

Residential Property Monitor

Observational ResearchOne specific type of observational research is PCP's Residential Property Monitor which uses a representative route through a town or city to track the level of activity in the housing market. By following the same route at regular intervals, a detailed picture of points such as number of properties for sale, length of time on the market, speed of selling and estate agent used can emerge.
