Unique to PCP, the Residential Property Monitor is a powerful tool for gauging housing market activity in selected towns or areas and may be of particular interest to organisations wanting to investigate the economic development of an area or the movements in the housing market.
The Residential Property Monitor provides information on the number of properties coming onto the market, how quickly they sell and at what price. All information can be differentiated by estate agent, property type, empty properties, district, as well as looking at how these factors, and agent share of the property market, vary over time. By using the same route each check, trends can be identified, including the length of time a particular property has been on the market or left unoccupied.
PCP use statistically representative routes through an area (typically covering 50% of residential properties) and monitor information shown on estate agent boards. Estate agents are then contacted to obtain details of prices and properties on the market without 'for sale' signs. A complete census of all properties is undertaken every 2 years to ensure that the route continues to be representative.
